Why we give cash back: Builders typically offer commission to the agent/broker for introducing/representing
a buyer to the builder. If we have not helped you with showings re-sales, we feel we can pass along some
money to you. This is why we can share our commission with you in MD. We can arrange same rebate in DC, and VA thru other broker. Rebates in other states vary. |

Expertise/Knowledge: We have represented several buyers to the builders. We keep ourselves abreast of new homes being built in various areas, type of homes available, etc. In some cases, we have already worked with the builder’s representatives before so we can just call them and ask them about availability of particular home(s). |

| Getting rebate is easy - here is what you need to do: |
| 1. Please let us know Builder(s) you are interested in. |
| 2. Contact us via e-mail or telephone. |
| 3. We (and/or other broker/agent) will e-mail/fax you the form(s) to be filled out by you. |
4. We will represent you to the builder or try to refer you to independent broker/agent who will
introduce/represent you to the builder. |
| 5. You will get your share of the rebate at the settlement or shortly thereafter. |

| * Disclosures/Conditions: |
1. The rebate to you will be based on the Builder’s base price or the price on which the builder provides the commission to the broker. |
2. If for some reason (builder not cooperating with the broker or for any reason) you
will not get rebate or your cash back/rebate will be less than above indicated cash back/rebate, we will inform you before introducing/representing you to the builder. Please have the other agent/broker also confirm to you in writing the cash back/rebate you will receive. |
3. You must have contacted agent/broker (us or agent/broker we referred you to) prior to going to the builder/models and have us or the agent/broker register you with the builder that we (or agent/broker we referred you to) are introducing/representing you. The buyer must have written agreement with agent/broker prior to visiting the builder/model homes. Additional paper work may be required. |
| 4. The rebates should be legal in the jurisdiction of the home purchase. Not all states/jurisdictions allow/permit rebates. |
5. No rebate will be provided if for any reason, the broker (us or the independent agent/broker) is not able to
receive commission. |
6. Cash Back/Rebate may be provided (at the option of the broker) as credit to your settlement costs,
reduction in purchase price, a check after settlement. |
7. By contacting us, you are authorizing us, other real estate agents/brokers (who we work with), builders
and others to contact you via any possible means (including but not limited to telephone, e-mail, fax) to help you with your home purchase/sale and/or other real estate needs. |
8. The other agents/brokers are absolutely independent business entities. You may verify their credentials
yourself. We will not be in any way responsible for any of their actions. |
